What will be INSPECTED
A high quality home inspection should cover almost every part of the home from the attic to the crawlspace and everywhere in between. Its important that a thorough inspection take place as big problems do not always contains themselves to easy to reach places.
Below is a list of the various areas of your home that should be inspected in order to provide a comprehensive view of the home’s current condition. As a rule, this level of detail should be considered a baseline for your next home inspection.
As they say, every rule has its exceptions, and the same goes for home inspections. Often times there are areas of the home that are not possible to inspect. This is most often due to either safety concerns or a lack of access. Some examples include roofs that are too steep to walk or are covered in moss/snow/etc. which creates a fall hazard and crawlspaces with inadequate clearance or unsanitary conditions. Whatever the reason, the inspector should notify you of any limitations that prevented them from completing the complete inspection so you may be aware of potential exposures or hidden conditions.

In various areas (attic, decks, garage, crawlspace, etc.) the exposed structural components of the house will be reviewed for signs of poor construction practices, decay or damage. In addition, noticeable cracks in walls, ceiling and foundations will be reported as indications of house movement.

PLUMBING
Plumbing systems in baths, kitchens and utility rooms of the house are inspected. Sinks, toilets, bathtubs, showers and dishwashers are tested with running water to stress both the visible components of the plumbing system in addition to filling the underfloor drains to help identify leaks when the crawlspace is reviewed. Inspectors fill the sinks with water and release the water all at once to check the water tightness of the drainpipes and verify the proper operation of the vent pipes. The inspection process will use lots of water.

11th MONTH Warranty
If you are approaching the 11th month in your builder warranty, a home inspection will help you to capture any issues that may have arise before your warranty period ends. In addition to having a detailed list of deficiencies, the home inspection report acts as an outside or impartial assessment of the house helping to reduce conflict during your year end review.
New CONSTRUCTION:
While new homes are just that, new, it doesn’t mean they do not have problems. Having a new construction inspection completed prior to your final walk through allows you to have another set of trained eyes review the quality and completeness of the construction. A home inspection completed by an inspector will also be considered more of an impartial assessment helping to reduce conflict during your review should any issues arise. Finally, it will also be a more complete assessment as most new home buyers have no interest in visiting the attic or crawlspace as part of their final walkthrough.
PRE-LISTING Inspection:
A pre-listing inspection makes you aware of any issues in advance of negotiating a purchase agreement, allowing you the opportunity to resolve the issues or have them accounted for in the asking price. This gives you as the seller better control in marketing of the home and helps minimize stress from heat-of-the-moment negotiations once a purchase agreement is tendered. Homes that have a pre-listing inspection generally sell faster and have fewer inspection-related issues to negotiate.
